For many first-time vacation property owners, creating a revenue stream quickly is critical to offset the initial investment and start-up costs.


Jump Start Services is a project-based approach to getting your property ready for business. From the initial consultation to your "grand opening", this proven approach can easily be modified to fit your property and your timeline.

FAQs

Q - How long does it take to create a listing and start accepting reservations?

A - Upon completion of the consultation phase, I can generally complete a listing creation on Vrbo or Airbnb within 4-6 hours. This includes uploading photos, adding property and photo descriptions, configuring required booking settings, calendar configuration up to 12 months out, and performance testing. At this time, your listing will be active and ready to accept reservations. 

Q - I'm not sure I know how to price my property. Can you help me with a nightly rate structure and plan?

A - Of course. After evaluating your comp set and your market, I will present you a proposed rate structure to review. My goal is to provide suggestions for high and low seasons, minimum stays, discount strategies, and more. (See below for pricing)

Q - What do I do once I get a booking? Can you help me get started with a process that I can use?

A - Absolutely! In fact a repeatable process will be the key to your success. I will start with a template from my own approach and work with you to create a process you're comfortable with. 

At the completion of this mini-project, you will have 1) all the templates you need to support the booking cycle and 2) a timeline of tasks to be completed during the booking cycle. 

I will take the lead on the first booking you receive with you shadowing the process. Then I will shadow YOU on your next booking. I can step aside at any point or continue shadowing as long as you like.

Q - It sounds easy but what if I find it takes too much of my time? Can you help me with some of the tasks on a regular basis.

A - I would be more than happy to structure an ongoing Hospitality Management Service Agreement that fits your needs. Please take a look here to read more about this service.

Pricing Structure

Jump-Start Services begin with a complimentary consultation during which we get to know each other and set expectations for a successful engagement.


This project-based service includes the following:

  • Discovery - Collection of all required information about the property, your preferences, and your long-term goals.
  • Listing Creation on one OTA platform of your choice (I recommend Airbnb or Vrbo to start)
  • Creation of customized templates and a documented, repeatable booking cycle (including your Rental Agreement and guest communications)
  • Training and Knowledge Share prior to your official launch date
  • Wrap Up Consultation two weeks after your launch date


Pricing $1,000


Add-Ons (Optional):

  • Additional OTA listing creations - $250 each
  • Rate Structure Creation - $200
  • Post-Launch Monitoring and Coaching - $150 per month (includes weekly meetings)
