OVERVIEW
Being a vacation property owner AND a full-time host requires time and availability. So, how do balance work and life when these obligations take precedence?
I've put together a list of services designed to help you step away from hands-on management of your property. Fully customizable, this service package focuses on maintaining a consistent Five-Star experience for your guests., while protecting your bottom line.
Getting started is super easy...After a complimentary "get acquainted" call. I'll send you a customized agreement and you can start packing your bags for that long overdue vacation!
Here are some of the services I provide with this option:
Listing Creation and Maintenance
Included in your Setup Fee: Creating a new listing on either Airbnb or Vrbo might seem like a daunting task. Having created many listings in the past, I can help get your listing up and running in minimal time.
Included in your Monthly Fee: Once your listing is live, it's critical to dedicate time to review and update the content regularly. Keeping your listing fresh and active is what drives traffic to your property.
Inquiry Responses
Responding quickly to inquiries improves your rating as a host and is critical to that "first impression" your guests receive. I am available to respond to inquiries and will follow through until all questions are addressed. My approach is to continue communications over a 3-day period, with a goal of converting each one into a solid reservation.
I am available to handle inquiries that come in from your listing site(s), Facebook, personal website, or a community website.
Reservation Management and Reporting
Each confirmed reservation will be billed at 1/2 hour increments, which covers all guest communications (see below), creating and securing a signed Rental Agreement, coordination with your on-site cleaning team, and reservation setup.
Included in your flat monthly fee: The details of your reservations will be captured in a Reservation Summary spreadsheet, designed to provide you everything you need for financial planning or to report local sales taxes. This report helps summarize all your reservations in one place and can be used for marketing and pricing strategies.
In this spreadsheet I include a list of inquiries across all platforms, which captures your average booking lead time, average length of stay, and conversion rate for each platform. I also include a forecast summary that takes historical data and projects what your earnings will be for the calendar year.
Guest Communications
Included with your Confirmed Reservation Fee: Your guests will have questions before, during, and after their stay. Using the same model we have for our own guests, I will provide them with information and details to help them prepare for their trip and ensure a smooth arrival.
Communications start the moment your guest books their stay with a comprehensive "Thank You" email informing them of what to expect, as well as customized links to help them as they start planning their vacation. Other communications include the Arrival, Arrival tips, Check-in, Departure, and "thank you for staying" emails, all designed to ensure your guest's stay goes smoothly.
Coordination of Hospitality Services
As a single point of contact for your guests, I will work with your on-site team to ensure all maintenance and housekeeping tasks are scheduled and completed in a timely fashion to avoid guest interruptions.
I will also serve as your liaison with Airbnb and/or Vrbo to manage complaints, reimbursements, and discrepancies.
Time spent on these services will be billed monthly in 1/4 hour increments.

Blue Oasis Retreat
Here's a look at the property that launched my career as an
INDEPENDENT HOST.
Most of my blog posts came from inspiration while working with our guests or managing this 6/6 house in Orlando, FL. We owned this property for 4 years and were able to maintain a FIVE STAR rating the entire time.
Quarterly updates, upscale amenities, and personal communications with our guests all contributed to our success.
In April 2022, we sold this vacation property and moved to the Florida Panhandle.
Coastal Breeze Retreat
Here's a look at our most recent property, located in the Florida Panhandle.
This property needed a lot of work. So I used this experience to validate my original hosting model. We made this purchase during a seller's market which presented its own challenges and took ownership on 12/1/2021.
We were quickly booked through the following summer and have maintained our FIVE STAR rating since opening our doors. During the Fall of 2022 we closed our doors for 2 months to renovate the 2nd floor and add an extra bedroom.
