Getting started is super easy...After a "get acquainted" call. I'll send you a customized agreement and you can start packing your bags for that long overdue vacation!
It takes time to keep your listing fresh and active. But, daily updates are important to drive traffic to your listing. Whether you need help getting started or help maintaining, I can lend a hand. My experience has taught me that you need to spend no less than one hour per listing site and I build this time block dedication into my monthly rate.
Responding quickly to inquiries improves your rating as a host and is critical to that "first impression" your guests receive. I am available to respond to inquiries and will follow through until all questions are addressed. Inquiries I typically handle come in from your listing site(s), Facebook, personal website, and a community website.
Your guests will have questions before, during, and after their stay. Using the same model we have for our own guests, I will provide them with information and details to help them prepare for their trip and ensure a smooth arrival.
I'll capture your reservation details and provide you everything you need to report and pay local sales taxes. My report helps summarize your reservations in one place and can be used for marketing and pricing strategies.
This task starts the moment your guest books their stay and includes a comprehensive "Thank You" email informing them of what to expect and some customized links to help them with planning. It also includes the Arrival, Arrival tips, Check-in, and Departure emails, all designed to ensure your guest's stay goes smoothly.
I will work with your on-site team to ensure all maintenance and housekeeping tasks are scheduled and completed in a timely fashion to avoid guest interruptions.

Listing Management Services are billed at a minimum MONTHLY rate of $500, which represents 10 hours of services dedicated to your property. Additional time will be billed at an hourly rate of $50.
Itemized invoices are provided each month.
