OVERVIEW
Being a vacation property owner AND a full-time host requires time and availability. So, what do you do when other obligations take precedence?
I've put together a list of services designed to help you step away. Fully customizable, my goal is to consistently provide your guests with a Five-Star experience.
Getting started is super easy...After a "get acquainted" call. I'll send you a customized agreement and you can start packing your bags for that long overdue vacation!
Included in your Setup Fee: Creating a new listing on either Airbnb or Vrbo might seem like a daunting task. Having created many listings in the past, I can help get your listing up and running in minimal time.
Included in your monthly fee: Once your listing is live, it's critical to dedicate time each day for review and update the content. Keeping your listing fresh and active is what drives traffic to your property.
Responding quickly to inquiries improves your rating as a host and is critical to that "first impression" your guests receive. I am available to respond to inquiries and will follow through until all questions are addressed. My approach is to continue communications over a 3-day period, with a goal of converting each one into a solid reservation.
I am available to handle inquiries that come in from your listing site(s), Facebook, personal website, or a community website. NOTE: Inquiries are billed at 1/4 hour and covers all communications from start to finish.
Each confirmed reservation will be billed at 1/2 hour, which covers all guest communications (see below), creating and securing a signed Rental Agreement, and reservation setup.
Included in your monthly fee: The details of your reservations will be captured in a Reservation Summary spreadsheet, designed to provide you everything you need to report and pay local sales taxes. This report helps summarize all your reservations in one place and can be used for marketing and pricing strategies.
In this spreadsheet I include a list of inquiries across all platforms, which captures your average booking lead time, average length of stay, and conversion rate for each platform. I also include a forecast summary that takes historical data and projects what your earnings will be for the calendar year.
Included with your Confirmed Reservation Fee: Your guests will have questions before, during, and after their stay. Using the same model we have for our own guests, I will provide them with information and details to help them prepare for their trip and ensure a smooth arrival.
Communications start the moment your guest books their stay with a comprehensive "Thank You" email informing them of what to expect, as well as customized links to help them as they start planning their vacation. Other communications include the Arrival, Arrival tips, Check-in, Departure, and "thank you for staying" emails, all designed to ensure your guest's stay goes smoothly.
As a single point of contact for your guests, I will work with your on-site team to ensure all maintenance and housekeeping tasks are scheduled and completed in a timely fashion to avoid guest interruptions.
I will also serve as your liaison with Airbnb and/or Vrbo to manage complaints, reimbursements, and discrepancies.
Time spent on these services will be billed monthly at 1/4 hour increments.

INDEPENDENT HOST.
Most of my blog posts come from inspiration while working with our guests or managing this 6/6 house in Orlando, FL. We owned this property for 4 years and were able to maintain a FIVE STAR rating the entire time.
Quarterly updates, upscale amenities, and personal communications with our guests all contributed to our success.
In April 2022, we sold this vacation property and moved to the Florida Panhandle.
We're hoping to launch another property in Orlando in 2023.
Here's a look at our most recent property, located in the Florida Panhandle.
This property needed a lot of work. So I used this experience to validate my original hosting model. We made this purchase during a seller's market which presented its own challenges. We took ownership on 12/1/2021.
We were quickly booked through the summer and have maintained our FIVE STAR rating since opening our doors.
During the Fall of 2022 we closed our doors for 2 months to renovate the 2nd floor and add an extra bedroom. Hmmm...sounds like a good blog topic!
